Maintenance Supervisor

JOB DESCRIPTION

Snelling is searching for a Maintenance Supervisor for an apartment complex in the Grand Rapids area.  The Maintenance Supervisor maintains the physical condition of the entire property, Assists the property manager in performing his or her duties and Ensures that all employees follow safety standards outlined by both OSHA and company policy. 

Temp to Hire
$17 – $20 based on experience

Responsibilities of the Maintenance Supervisor: 

  • Supervision on all on-site maintenance and grounds employees to ensure that work is completed in a timely manner 

  • In conjunction with property manager, ensure all problems/ disagreements with employees are acted upon 

  • Ensure that all contract procedures are followed and monitor all work performed by outside contractors 

  • Prioritizes work orders 

  • Establish daily work schedules for all maintenance staff 

  • Maintains record of types and frequency of services requests received 

  • Maintains inventory of equipment, tools, and supplies 

  • Makes management-approved purchases of supplies, equipment and services 

  • Assists in move-in and move-out procedures 

  • Trains new maintenance staff members 

  • Knows current conditions of all vacant apartments 

  • Keeps workshop or utility room clean, orderly and safe 

  • Prepares and maintains required maintenance logs and reports 

  • Implements and maintains a preventative maintenance program 

  • Provides role-model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property 

  • Perform maintenance, rehabilitation and grounds work in conjunction with other employees, to maintain a "teamwork" atmosphere 

  • Holds regular instruction classes for maintenance staff Maintenance Duties: a. Obtains thorough knowledge of power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants 

 

Maintenance Supervisor Duties Continued: 

  • Assists in all aspects of the property's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance. 

  • Maintains exterior and public lighting 

  • Clears gutters and downspouts e. Cleans parking areas, sidewalks, alleyways, hallways, and common areas 

  • Prepares vacant apartments 

  • Paints 

  • Services appliances, equipment, plumbing, electrical systems, etc…. 

  • Picks up trash on property ,Cleans garbage areas 

  • Watches out for the unusual 

  • Attends all instructional classes conducted by management 

 

Qualifications of the Maintenance Supervisor: 

  • High School education or equivalent 

  • Minimum three years full-time maintenance experience 

  • Own transportation 

  • Good safety habits 

  • Prior experience showing the ability to supervise, teach and motivate staff 

  • Willingness to perform any task that is required 

  • Working knowledge of electricity, plumbing and carpentry 

  • Familiarity with HVAC systems and various appliances 

  • Ability to assume manager's responsibilities 

  • Good communication skills
